Frequently Asked Questions

1. Why should I hire Colorado Springs Real Estate Solutions?
We specialize in helping Airbnb host and Landlords with property maintenance. We know that sometimes you just need an errand, or a “quick favor” to keep your rental running smoothly. We also know that other times you need a reliable contractor to help with landscape maintenance, junk removal or just coordination of more specialized contractors while you’re not around.
2. Should I self manage my property?
This is a highly contested question. In general, I suggest that you manage your own property for a variety of reasons – especially if you want to amass a large Real Estate portfolio. The top three reasons include:
  • Decreased expenses (save 8-12% on management fees)
  • Increased autonomy(call which ever contractor you want / when you want)
  • Education (by self managing your property when you only have 1 or 2 properties you learn how to manage properties, so when you turn over your properties to a property manager down the road you can have a better understanding of what right looks like)
I suggest you check out “The Self Managing Landlord” by Amelia McGee and Grace Gudenkauf. This book can help you get started.
3. What does a property maintenance / handyman company do?
A property maintenance company provides a wide range of services to keep both residential and commercial properties in good condition. This can include tasks such as landscaping, small plumbing fixes, cosmetic electrical repair, HVAC maintenance, painting, cleaning, junk removal, coordination of subcontractors and general upkeep. They may also handle emergency repairs and seasonal work like snow removal or gutter cleaning.
4. How much do property maintenance companies charge?
The fees charged by property maintenance companies vary widely based on the type and scale of services required. For standard maintenance services, charges might range from $50 to $150 per hour. For larger or specialized projects like home remodels, the cost may be higher. Some companies also offer fixed monthly or annual contracts, which could range from a hundred to several thousand dollars based on the scope of reoccurring services. Contact us for personalized pricing tailored to your needs.

5. Do you do house remodeling?

We offer demo and remodeling services. Depending on the size of the job we may subcontract work through our rolodex of tradesman. We excel at helping landlord flip run down properties for a profit.

6. How much should I budget for regular rental property maintenance?
As a rule of thumb, landlords are advised to set aside 1% to 2% of the property value annually for maintenance. Alternatively, some use the “50% rule,” which suggests allocating 50% of rental income for maintenance, repairs, and other expenses. Keep in mind that older properties or those in areas with harsh weather may require a larger budget.
7. Can I deduct maintenance expenses when I submit my taxes?
Yes! All maintenance expenses can be deducted from your taxes. These expenses typically add value to the property, extend its useful life, or adapt it to new uses. Capital improvements can be depreciated over time, unlike regular maintenance, which is usually deductible in the year incurred. You should always consult a professional CPA with your tax planning questions.
8. How much does junk removal cost?
Junk removal costs vary depending on the amount and type of junk. On average, expect to pay between $100 and $1000+ for junk removal, with smaller loads costing less and larger, more complex removals costing more due to costs of larger dumpsters. A 30yard dumpster rental costs about $550 for 2 weeks of use. This size dumpster can handle most large jobs.
9. How long does a property maintenance job take?
The duration of a property maintenance job depends on the nature of the work. Simple tasks like replacing filters or repairing a leaking faucet may take a few minutes to an hour, while larger tasks like repainting a house or conducting extensive repairs or remodeling can take several days or even weeks.
10. Do you do tree removal?
Property maintenance companies often offer tree removal as part of their landscaping services. We are happy to assist with your tree trimming needs. If the job needs more specialized equipment we can help you choose a seasoned professional.
11. How much can I expect to make in ROI after my property is cleaned up?
The return on investment (ROI) after cleaning up a property depends on factors like the extent of the cleanup, current market conditions, and location. A well-maintained and clean property can attract more renters or buyers, leading to higher rental income or sale prices. On average, a thorough cleanup and minor repairs can improve ROI by 10% to 20% or more!
